CM Engineers is a consulting firm focused on the pharmaceutical, industrial, healthcare and commercial markets. We provide consulting engineering services specializing in high-tech facilities.
Our Principals, Patrick J. Cody, P.E. and Joseph T. Mistretta, P.E., have dedicated their careers to the effective implementation of creative, reliable and efficient HVAC systems. Pat and Joe hold Professional Engineering Licenses in multiple states and are LEED accredited design professionals. Together they have over 55 years engineering design and management experience. In this capacity, they have created and implemented countless solutions to complex facility problems.

Feasibility Studies
If you have a defined project need we can help create the project. We will work with you to define specific project requirements and to understand the project’s life cycle and capital availability. Every project has alternatives and we can help you to make the right choices early in the process.
Capital Planning
Every business needs a plan and that plan should include the annual cost to keep your facility performing at an optimum level. We can help with this process by evaluating your systems and infrastructure and developing short-term and long-term upgrades. Through collaborative efforts, we can ensure that the upgrade plan is in harmony with your business objectives.
Energy Evaluations
We will survey your facility, simulate individual systems and buildings and draw upon our deep understanding and experience with mechanical and electrical systems to generate energy conservation opportunities. In addition to the opportunities to reduce your energy consumption, reduce carbon emissions and save operating costs, we can work with the utilities to obtain government funding to reduce your cost to implement energy projects.
MEP/FP Design Services
Once a concept has been defined, we can develop it. We will create a detailed set of construction documents based on sound engineering, not rules of thumb. We are concerned about the details that make a difference many years down the road, yet we will always keep the project budget in mind.
Supplemental Design Services
We have partnership agreements with multiple architectural firms ranging in size from small firms providing individualized services to global firms with extensive resources. We also have relationships with a broad array of specialty consultants. CM Engineers has successfully executed many projects with teams custom-created for the unique needs of each individual assignment.
Construction Support
We know how to build what we design and we know the best people in the industry to do it. We will match the right contractors to your job and be sure that you buy “smart”. Our on-site construction management services will give you the freedom to do your day job, while we make sure that your project is implemented safely, effectively and efficiently.
Commissioning
Let’s face it – It’s not a perfect world. Systems cannot simply be plugged in and turned on. A thorough commissioning effort will help to ensure proper performance and will catch any problems before they become “your” problems. We can integrate the commissioning process with other services or we can serve as your independent agent to make sure that your systems function properly and meet your goals.
Lock out Tag out
We are assisting our client’s with developing Lockout-Tagout (LOTO) Master Plans and execution of these plans for their mechanical and electrical equipment. We have assisted with the development of LOTO procedures to ensure that dangerous equipment are properly shut off and are not able to start again prior to the completion of maintenance or repair work.
Risk Assessment
We have assisted our clients’ Health, Safety and Environmental group to identify and prioritize various risks by estimating the probability of occurrence and severity of impact to safety, the environment and the business process if they occur. The risk assessment analysis also explores what controls and strategies can be employed to minimize the risk. The risk assessment is an on-going process. It occurs during the design process and should be continually reviewed and revised to minimize any identified risk.
